SELLING IN THE ALGARVE

How a property is presented affects both how quickly it sells and what it ultimately achieves. Buyers form an impression within the first few photographs, and that impression is reinforced or undone within the first few minutes of a viewing. The good news is that presentation is almost entirely within your control, and much of it costs little beyond time and attention. Here's what to work through before your first viewing.
Declutter and depersonalise
Buyers need to be able to picture themselves living in a space, which is harder to do when it's filled with someone else's belongings, photographs and personal items.
Before listing:
- Clear worktops, shelves and visible storage of everyday clutter.
- Pack away personal photographs and highly personal decor.
- Reduce furniture to what's needed to show a room's purpose clearly — an overfurnished room can feel smaller than it is.
- Clear wardrobes and cupboards partially, since buyers do look inside, and overstuffed storage can make a home feel short on space.
Address small repairs and maintenance
Minor, visible defects often create an outsized impression that a property hasn't been well cared for, even when the issue itself is trivial to fix.
Work through:
- Touching up paintwork, particularly around doors, skirting boards and high-traffic walls.
- Fixing dripping taps, loose handles, sticking doors and any obviously broken fittings.
- Re-grouting or replacing cracked tiles, especially in kitchens and bathrooms.
- Servicing the pool and ensuring it's clean and well-maintained if the property has one.
- Tidying up any exposed wiring, visible damp patches or minor damage that a buyer's eye will go straight to.
Deep clean, inside and out
A genuinely clean property signals a well-maintained one. This goes beyond a normal tidy — consider a full deep clean before photography and your first viewings, covering windows, grouting, appliances, and outdoor spaces such as terraces and pool surrounds.
If the budget allows, a professional clean shortly before marketing begins is one of the highest-value things you can do for relatively little cost.
Focus on curb appeal
First impressions start before a buyer walks through the door, particularly for villas with a driveway, garden or entrance area.
Consider:
- Tidying the garden, cutting back overgrown plants, and refreshing any obviously tired outdoor areas.
- Cleaning or repainting the front door and entrance.
- Making sure exterior lighting works, especially if evening viewings are likely.
- Removing clutter from driveways, entrances and outdoor storage areas.
Consider light staging
You don't need to fully restage a home, but small adjustments to furniture layout, lighting and styling can make rooms feel larger, brighter and more welcoming in both photographs and in person.
Simple, effective changes include opening curtains and blinds fully to maximise natural light, arranging furniture to highlight a room's best feature rather than its practical layout, and adding a small number of neutral touches — fresh flowers, folded towels, a tidied outdoor seating area — that photograph well without looking staged.
If you'd like guidance on this specifically, Bruna's background in interior design means we're often able to suggest small, low-cost changes that make a noticeable difference to how a property is perceived, without any need for a full renovation.
Prepare for professional photography
Once the property itself is ready, photography is what actually reaches buyers, so the timing matters. Aim to complete decluttering, repairs and cleaning before the photography session, not after — and consider the time of day and season, since natural light dramatically affects how a property presents in listing photos. Our marketing plan guide covers what strong photography and marketing should include once your home is presentation-ready.
Do a final walk-through before going live
Once everything above is done, walk through the property as if you were a buyer seeing it for the first time — ideally with a second person, since it's easy to overlook things you've become used to. Check each room objectively: does it feel clean, uncluttered and well cared for? Would a stranger form a good first impression here?
How this fits into your wider selling process
Presentation is one part of a wider process that also includes accurate pricing, strong marketing and realistic timeline expectations. Our guide to[how long it typically takes to sell in the Algarve and our step-by-step selling timeline both cover what happens once your property is ready and on the market.
The bottom line
Good presentation isn't about spending a lot of money — it's about removing anything that distracts a buyer from seeing the property at its best, and fixing the small things that quietly undermine an otherwise strong impression. A property that's decluttered, well-maintained, clean and thoughtfully presented consistently outperforms one that isn't, regardless of price point.
If you'd like a second pair of eyes on your property before it goes to market, we're happy to walk through it with you and point out exactly what's worth addressing.
