"How long will it take to sell?" is one of the first questions every seller asks, and it's a fair one, your answer shapes everything from how you plan a related purchase to how you approach pricing. The honest answer is that it depends, but there is real data behind that answer, and clear factors that push a sale toward the faster or slower end of the range.

What the data shows

As of 2026, the average time to sell a residential property in the Algarve sits at roughly 110 days from listing to completion, though this figure covers a wide range of outcomes.

Within that average, well-priced, well-presented properties in popular coastal areas such as Lagos or Vilamoura often sell considerably faster, commonly within 45 to 75 days. Overpriced properties, or those in less sought-after locations, can take 150 days or considerably longer to find a buyer.

The single biggest factor separating a fast sale from a slow one isn't luck, it's price.

Pricing correctly from day one

Properties priced accurately from the outset tend to attract strong early interest, which is when a listing typically gets the most attention from serious buyers. Properties that launch overpriced often sit quietly, generate little activity, and eventually require a price reduction, by which point some buyers have already mentally filed the property as "been on the market a while" and approach it with more caution, even after the price comes down.

Presentation and condition

Buyers form an impression within the first few images or the first few minutes of a viewing, and that impression affects both how quickly a property sells and what it ultimately sells for. Homes that are decluttered, well-maintained and presented at their best tend to move faster than comparable properties that need obvious work or feel cluttered and lived-in.

presentation checklist for preparing an Algarve home for sale walks through exactly what to address before your first viewing.

Marketing quality

A property that's beautifully presented but poorly marketed: weak photography, a thin online listing, limited portal exposure, will still sell more slowly than it should. Professional photography, well-written descriptions and strong exposure across the right portals and networks all directly affect how quickly qualified buyers find the listing in the first place.

marketing plan guide sets out what strong marketing should include.

The typical stages of a sale, and where time is spent

Once a buyer is found, the sale itself moves through several distinct stages, each of which takes its own time:

- Marketing and viewings, until an acceptable offer is received.
- Agreeing terms and signing the CPCV (Contrato-Promessa de Compra e Venda), usually alongside a deposit from the buyer.
- A due diligence period, during which the buyer's lawyer completes checks and, if applicable, arranges financing.
- Signing the final deed (Escritura) and completing the sale.

Delays are more common in the due diligence and financing stages than in the marketing stage itself, particularly if the buyer's mortgage approval takes longer than expected or if documentation on the property side isn't fully ready. Our
step-by-step selling timeline walks through each of these stages and what to expect at every point.

Seasonal timing

The Algarve market has a seasonal rhythm, and when you list can influence how quickly you attract serious interest. Listings that go live ahead of peak buyer research periods (typically before spring and early summer), when international buyers are planning viewing trips, often generate stronger early activity than those listed in the quieter winter months. This doesn't mean a winter listing won't sell, but it's worth factoring into your expectations if timing is flexible for you.

What you can control, and what you can't

You can't control how many buyers are actively searching in a given month, interest rate conditions, or broader market sentiment. What you can control is price accuracy, presentation, marketing quality, and how flexible and responsive you are during the viewing and negotiation process - and these are, in practice, the factors that most consistently determine whether a sale lands on the faster or slower end of the range.

How this fits into your wider selling process

Realistic expectations from the outset make the whole process easier to plan around, particularly if your sale is linked to a related purchase or a moving date. Alongside pricing and presentation, it's worth understanding your full marketing plan and, if appropriate, whether an
exclusive listing arrangement might suit your situation.

The bottom line

There's no single answer to "how long will it take," but there is a reliable pattern: correctly priced, well-presented, well-marketed properties in the Algarve tend to sell within a few months, while properties that skip any of those three tend to take considerably longer. The good news is that all three are within your control.

If you'd like a realistic, honest assessment of how long your specific property might take to sell, we're happy to talk it through.
