Ask three agents to value your property and you'll often get three different numbers — sometimes tens of thousands of euros apart. That's not because valuation is impossible to get right. It's because too many valuations aren't really valuations at all. They're a number chosen to win the listing, not a number backed by evidence.

Why an inflated price feels good and does damage
It's tempting to go with whichever agent quotes the highest figure. But an asking price that isn't grounded in real market evidence tends to play out the same way, almost every time:
The property sits. Serious buyers — the ones who've done their homework — recognise an overpriced listing quickly and simply don't view it.
Time on market becomes its own red flag. The longer a property lingers, the more buyers assume something is wrong with it, not just the price.
You end up reducing anyway, usually more than once, often landing below where a realistic starting price would have settled.
Every price cut is public. Portals show price history, so each reduction quietly signals weakening negotiating position to anyone watching.
We've seen this play out directly. On a T2 apartment we were asked to assess, the existing asking price was significantly above what comparable, verified listings in the same development supported — and it was also listed with more than one agency at once, which only added to buyer confusion about whether the price was even firm. The property had been sitting for months with barely any interest. That's not bad luck. That's what an unevidenced price does.
What a proper valuation actually looks like
A real Comparative Market Analysis isn't a quick drive-by and a gut feeling. It's a structured process:
Verified comparables, not portal noise. Portugal doesn't publish completed sale prices, so a credible CMA has to work entirely from active listings — but not all listings are equal. Search and category pages on portals like Idealista often return unreliable or outdated results. A properly built CMA checks each comparable individually, confirming it's genuinely similar in size, condition, location, and plot before it's used as evidence.
An honest read on condition. A renovated four-bedroom villa and one needing full modernisation aren't the same property, even on the same street. We factor in what a buyer will actually see and budget for, not just square metreage.
A clear, defensible number. The output isn't a single guessed figure — it's a recommended range backed by comparable evidence you can see for yourself, so you understand exactly why we've landed where we have.
On a renovated four-bedroom country villa near Silves, for example, this process pointed to a fair market value meaningfully below the owner's initial expectation — evidence-led, not what anyone wanted to hear, but the number that actually reflected what similar homes were achieving. Pricing to that evidence from day one gives a listing its best shot at attracting real interest early, rather than chasing the market downward for months.
The cost of getting it wrong isn't just time
A slow sale isn't a neutral outcome — it has a real cost. Every extra month on the market is a month of ongoing costs, uncertainty, and, often, a weaker negotiating position once a buyer finally does show interest and clearly knows the property has been sitting. Pricing right from the start, using real evidence, consistently produces better outcomes than pricing high and hoping.
