We get some version of this question almost every week: "We love Lagos, but we want somewhere quieter — what's actually different between Praia da Luz, Burgau and Salema?" Fair question. From a map, they're 20 minutes apart on the same stretch of coast. In person, they feel like three different decades.

How far apart are they, really?

Praia da Luz is the closest to Lagos — about 6km, a 10-minute drive or a straightforward cycle along the coast road. Burgau is a little further, 10–15 minutes from Lagos and about 10 minutes past Praia da Luz. Salema is the outlier: roughly 20km from Lagos, closer to 25–30 minutes by car, and it starts to feel like its own world rather than a Lagos suburb.

That distance matters more than it sounds like it should. Praia da Luz is close enough that you can pop into Lagos for a proper supermarket run or a hospital appointment without planning your afternoon around it. Salema, you plan around it.

Praia da Luz: the village that grew up

Praia da Luz has around 3,500 residents and a genuinely developed infrastructure — a beachfront promenade lined with bars, restaurants and shops, water sports operators, an 18-hole golf course at Boavista nearby, and a wide, gently sloping beach that's about as good as it gets for families with small kids. It started as a fishing village and has clearly evolved into a proper tourism and residential town, but it's kept a relaxed, unhurried feel rather than tipping into resort-strip territory.

This is the pick for buyers who want village character without giving up convenience — good for families (Vale Verde and Barlavento, both international schools, are a short drive away, and we'll have a dedicated guide to schooling options across the region soon), for anyone who wants to walk to dinner most nights, and for owners planning to rent the property out, since it has the visitor volume to support that.

Burgau: the one that still feels like a fishing village

Burgau is smaller and quieter than Praia da Luz — a few hundred permanent residents, narrow streets that slope down through the village to a beach protected by cliffs on both sides. Most of what you need is within walking distance, and the housing stock reflects the older village: townhouses built into the hillside, sea- or hillside-view apartments, and a scattering of modern villas in the developments just outside the old centre.

We see entry-level property here from around €330,000, with larger villas or standout sea-view homes going well past €2 million depending on size and position. The buyers who end up here tend to be people who specifically didn't want a resort town — they wanted the smaller-village feel with the beach still on the doorstep, and they're happy trading some of Praia da Luz's polish for that.

Salema: the one that's still mostly a working fishing village

Salema is a genuine step further out, both in distance and in character. It sits inside the Costa Vicentina Natural Park, which keeps development tightly controlled, and it's one of the few places left on this coast where you'll still watch fishermen pull boats straight up onto the sand as part of daily life rather than a photo opportunity.

That authenticity is exactly what some of our clients are looking for — and exactly why it isn't the right fit for others. Amenities and shopping are limited, the nearest hospital is in Portimão (about 40 minutes away), the population swings hard between a quiet winter and a busy summer, and you'll need a car for pretty much everything. In exchange, you get one of the most unspoiled villages left in the Western Algarve.

On price, small apartments needing renovation start around €250,000, while restored properties with ocean views run €750,000 and up. Long-term rentals, if you're testing the water first, sit around €800–1,000/month for a one-bedroom and €1,500+ for something with a sea view — though the rental market here leans heavily toward short lets, so long-term stock is thin.

So which one is right for you?

If you're weighing this up yourself, here's roughly how we'd frame it to a client sitting across the table from us:

  • Want village charm but still want it easy — supermarkets, a hospital nearby, a good rental market if you'll ever let the place — Praia da Luz.

  • Want smaller and quieter, but still walkable, with beach on the doorstep — Burgau.

  • Want the most authentic, least developed village on this coast, and don't mind a car and a longer drive to a hospital — Salema.

None of these is the "wrong" answer — they're genuinely different lifestyles wearing the same postcode. The mistake we see buyers make is picking based on a single sunny afternoon visit rather than thinking through what a normal Tuesday in February looks like in each one.
