We still get asked regularly whether buying a home in the Algarve can get you a Golden Visa. It's an understandable question — for years, real estate was the most popular route into the programme. But that route closed back in October 2023, and there's still a lot of outdated information circulating. Here's where things actually stand in 2026.
Real estate no longer qualifies
This is the change that catches the most people out. Since October 2023, buying property in Portugal — of any kind, at any value — no longer qualifies you for a Golden Visa. Neither does simply transferring capital into the country. If a website or advisor tells you otherwise, treat that as a red flag.
What does qualify in 2026
The Golden Visa (formally the ARI — Residence Permit for Investment Activity) is still very much active, just built around a different set of investment routes:
Investment fund route: a minimum of €500,000 into an eligible, regulated Portuguese investment fund. This is now the most common path applicants take.
Cultural heritage / donation route: from €200,000–€250,000, supporting arts and national cultural heritage projects. This is the lowest entry point currently available.
Job creation route: generally requires creating at least 10 jobs, with reduced thresholds possible in certain low-density interior regions.
Business/company investment route: direct investment into a Portuguese company or the creation of a new company that meets job-creation and capitalisation requirements.
Funds must be regulated under Portuguese law, run for a minimum term (commonly five years), and typically direct the bulk of their capital into companies headquartered in Portugal.
What the Golden Visa still gets you
The core benefits of the programme haven't changed:
The right to live in Portugal, with a light physical presence requirement — around 7 days in the first year and roughly 14 days in each subsequent two-year period.
Visa-free travel within the Schengen area.
Eligibility for permanent residency after five years.
A route toward Portuguese citizenship, though — importantly — this changed in 2026 too.
The citizenship timeline just changed
Under a nationality law reform that came into force in May 2026, the residence period required before applying for citizenship increased from a flat 5 years to:
7 years for EU and CPLP (Portuguese-speaking country) nationals
10 years for all other nationalities
There are transitional provisions for people who were already in the process before the law changed, so if this affects your planning, it's worth getting current, case-specific advice rather than relying on older articles — this is a fast-moving area and the details matter.
